Gay owned and operated, Eric and Jarod, have created a truly unique experience for the discriminating lgbqt traveler to the southwest... finally a bed and breakfast designed from the ground up. Careful attention has been paid in every detail to ensure the comfort and privacy of our guests.

Bed & Breakfast is ideal for couples, friends and honeymooners seeking a new adventure or a familiar weekend getaway. Let us share our backyard with you for a couple of days. Guests can play hard all day enjoying all the sights - Antelope Canyon, Colorado River, Toadstool Hoodoos, Horseshoe Bend Overlook, Glen Canyon Dam and let's not forget beautiful Lake Powell. Enjoy a guided lake tour or rent a boat to explore the canyons on your own. There is so much to do and see. After a long fun filled day come back to the b&b and toss off your sandals, rinse the sand out of your hair and enjoy the outdoor spa.

Nothing has been overlooked. The more than one acre property includes spectacular views of the surrounding mountains and views of Lake Powell. Beach access is just minutes away. Guests will enjoy the solitude, with the convenience of shopping and restaurants in nearby Page, Arizona just minutes away.

We are located in the center of Canyon Country in the small town of Big Water, Utah. We are a 15 minute drive from the larger City of Page Arizona, where shopping and restaurants are abundant.

The immediate area is surrounded by endless hiking and walking opportunities. For guests with an suv, there are back roads to explore and are accessed near the B&B. The surrounding views represent breathtaking beauty and can be enjoyed easily. Located in the center of Canyon Country, you will find many National Park attractions just a short drive away. This central location is popular for many travelers that are experiencing this part of the southwest. B&B is the perfect home-base to enjoy after a day of unforgettable experiences.

Big Water was chosen for our bed & breakfast location with several advantages in mind such as amazing views, incredible opportunities for star gazing without light pollution and no tourist crowds. With that in mind restaurants are located in nearby Page, Arizona or Wahweap Marina at Lake Powell - If driving that distance is a problem - many guests stay in Page after their tours and have dinner and then come back to the b&b to the relaxing rooftop Jacuzzi. Some guests also take advantage of a full sized refrigerator, microwave and complimentary cutlery - bringing back salads, fruit, cheeses, sandwich fixings and a nice bottle of wine to enjoy a sunset on our awaiting back patio.


Deposit Requirement: A deposit of one night's lodging is required to hold a reservation of two nights or less. For stays of three or more nights, a deposit of 50% is required.

Minimum Stay: A two night minimum stay is required on weekends and holidays. We will accept single night reservations Sun-Thurs and on orphaned nights between previously booked dates, or if made seven days prior to arrival.

Check-In: 3:00 p.m. - 7:00 p.m. arizona time

We do not have a 24 hour reception and will only accommodate later arrivals by prior appointment only. To arrange a late check in please contact us at least 24 hours prior to arrival to arrange a mutually convenient time. We are not able to accommodate check-ins after 10pm. Any guests trying to check in after this time will not be admitted and will be registered as a no show.

Check-Out: 11:00 a.m. arizona time

Child Policy: Children age 12 and older are welcome

Pet Policy: We are sorry that we are unable to accommodate pets.

Smoking Policy: We are a non smoking facility, therefore smoking is only allowed outside in designated areas. Smoking on the breakfast patio is not permitted. Smoking inside the guest room will result in a $250 fumigation and extra dry cleaning fee for our bed linens. This is for the benefit and comfort of all of our guests.

Cooking Policy: The safety of our guests and this facility is extremely important to us. We do not allow cooking in our rooms at any time. The use of hot plates, crock pots, toaster ovens, water heaters, etc. is strictly prohibited. any violation of this policy will result in a non-negotiable $250 surcharge, and you will be asked to leave, "no refunds".

Dietary Restrictions: Please advise immediately if you are medically allergic to certain foods before your stay. We must be fully prepared for your own protection and to better serve you.

Take Highway 89 towards Kanab, Utah. Mileage is approximately 13 miles starting from the Glen Canyon Dam. After seeing the sign for Big Water on the right side of the road, drive a little further and look ahead. You will see a reduced speed limit sign showing 55. Just after the 55 sign, a yellow sign shows “American Way” to the left. Make an immediate left to the road just past this sign. The street signs are at the intersection. After turning off the highway cross over Revolution Way. We are the first house on the right.



from kanab, utah:

Take Highway 89 towards Page, Arizona. We are a little under an hour away from Kanab. You will notice mile-marker signs on the left hand side of the road. You will need these to assist you. After passing the town of Church Wells, start looking for the Big Water sign on the right hand side. After seeing the sign, start looking at the mile-markers. Look for Mile 6. Just after the mile-marker, take the second right and exit off the highway. There is no street sign marking the exit from Highway 89. The street is American Way. The street signs are at the intersection. After turning off the highway cross over Revolution Way. We are the first house on the right side.
